We are a well respected small family firm of Independent Mortgage Specialists and Life Assurance Advisers offering impartial and professional advice in Wellesbourne, Warwick, Stratford-upon-Avon, and across South Warwickshire and beyond. Our philosophy is to do what is best for our clients. No ifs. No buts. The Company was established in 2002 and our Principal, Steven Ball, has been an Adviser in Financial Services since 1989 and is well known in this area.

He holds Financial Planning Certificates 1, 2 & 3, as well as the Certificate in Mortgage Advice and Practice (CeMap) and the Advanced Financial Planning Certificate for Savings and Investments. Previously an Independent Financial Adviser, he now focuses on the specialist area of Mortgages and Life Protection. Our Clients are extremely important to us, and in turn they value the honesty and integrity that we provide; we look on them as friends rather than clients.

There's an awful lot to choosing the right mortgage.
It's not as simple as just the cheapest fixed or tracker rate mortgage you can find.
Mortgage advice, from a reputable broker, can be an invaluable service - and here's why.
An important thing to understand is that when you receive mortgage advice, your mortgage broker has a duty of care to you.
They have to recommend a suitable mortgage and be able to justify why the particular mortgage they have chosen is right for you.
Buying a house and taking out a mortgage is possibly the biggest financial commitment you will make.

Help To Buy equity loans are currently open to both first-time buyers and home movers on new-build homes worth up to 600,000.
Not all new-build houses are available on this scheme, the builders decide which ones.
You won't be able to rent out your home, or use it to buy a second home, it is for your main residence only.
The government will lend you 20% of the purchase price, you need to supply 5% of the purchase price, and then you raise the remainder with a 75% mortgage.
The big advantage is that you will effectively have a 25%deposit, and therefore have access to much lower interest rates than if you only had 5%.
Most lenders won't take fostering income into account, so it can be very difficult to find a mortgage.
We have access to the few lenders who will accept all of the foster carers income, even if you don't have another job.
If you do have other income, that may be taken into account as well.
Each case is looked at individually, but if you have at least 6 months remittance slips you are in with a chance.
Our administration fee for these mortgages is 350, payable only if we can obtain a mortgage offer for you.
