Mortgage Broker Services
Whether you are looking to buy your first house or an experienced property owner, navigating the mortgage process can be complex and time-consuming - so whatever your situation, seeking the expertise of a professional mortgage broker can be invaluable. It means you get tailored advice to help you find the most suitable mortgage solution for you. And this is where we come in.

My name is Errol Hall, I'm a Senior Mortgage & Protection Consultant and founder of Mortgage Broker Services. We are part of a larger firm of financial advisers based in Cheshunt, Hertfordshire. We offer a personalised online mortgage broker service and through Openwork Limited, we are authorised and regulated by the Financial Conduct Authority (FCA).

Mortgage Broker Services work with over seventy of the UK's best known high street and specialist mortgage lenders, which means that they can find a suitable lender and mortgage product for almost every set of circumstances.

Errol Hall has been a fully qualified mortgage adviser for over eleven years, with an additional eight years spent in the mortgage industry prior to gaining his qualification.
He advises on a wide range of mortgages from across the market through Mortgage Broker Services, and the Openwork Partnership, who are one of the UK's largest financial advice networks.
Not one to accept the minimum industry standard, Errol is, himself, accredited with a Level 4 Certificate in Advanced Mortgage Advice, which means that he's capable of offering advice to those clients with more complex needs and circumstances.
Anyone looking to buy their first home will be classed as a First Time Buyer, so long as the property is purchased as their only or primary residence.
It's become notoriously difficult for First Time Buyers to secure a mortgage in recent years, and the effects of the global pandemic certainly haven't helped this.
The good news is, there are schemes available to help those struggling to get onto the property ladder.
Knowledge and preparation are key to not only finding the most suitable mortgage for your needs but also to ensure you fulfil the acceptance criteria.
A 'Home Mover' is anyone who already has a residential home and a mortgage in place, but is looking at moving house.
Home Mover Mortgages are sometimes facilitated by porting your current mortgage to your new home, unless you are unable to do so for whatever reason, in which case you may want to apply for a suitable Home Mover Mortgage from your current lender or switch to a new lender.
Porting your mortgage is essentially transferring it with you to a new property when you move home.
The majority of residential mortgage products will include the option to port, however, if you are unsure, you can check with your Mortgage Lender or ask us for help.
Buy to Let mortgages are necessary if you want to purchase a residential property to rent out in the capacity of a landlord.
It's important to note that Buy to Let mortgages do not allow for the owner to use the property for their own residential home, even during a renovation process.
If you already own a residential property, however, it's sometimes possible to change your standard residential mortgage to Buy to Let, if you decide to let it out at a later date.
Have an annual income of at least 25,000 and a strong credit score (not always a minimum salary requirement).
When you want to make changes to the mortgage you currently have, whether that's changing Mortgage Lenders or looking for a better deal with your current lender, you can do this by remortgaging.
This is known as a Product Transfer when you stay with your original lender.
If you're looking to change your existing mortgage from an Interest-only to a repayment mortgage, most lenders should be able to arrange this without you remortgaging.
There are a wide range of reasons that you might consider remortgaging, but in order to maximise the benefit, it's incredibly important to ensure that the timing is right for your current circumstances.
