You want someone who is knowledgeable and skilled, but you need also need them to work in your best interest, not their own.
We suggest that you only deal with businesses that are part of the Trading Standards "Buy with Confidence" initiative.
Member companies have been independently checked by staff from Trading Standards for compliance with the letter and the spirit of the law.
It might well be that you don't want or can't afford to borrow the maximum, but it is good start with what is possible before planning you purchase or re-mortgage.
Mortgage lenders have a duty to assess what mortgage you can afford to pay back and not lend more than that.
Each has its own way of working that out, so maximum borrowing will change from lender to lender.
How lenders treat various sources of income (overtime, benefits, commission etc.) varies, they might take 100% or 50% or maybe nothing.
You need at least one proof of identity and one proof address for each person on the mortgage.
Lenders have different requirements, get the following to cover whichever mortgage you decide on.
Three full months bank statements (not a day short).
If you are downloading them, make sure that you get "previous statements" (normally showing your name and address).
If you haven't been on the electoral role for the last 6 years the lender may ask for proof of where you were living.
Examples of what they may ask for are credit card or bank statements, one for each six months that you are missing from the electoral role.
